Transactions and Title Work
We represent individuals and businesses in the purchasing, financing, leasing, and selling of all kinds of real estate from single-family residences to multi-state commercial transactions. We are approved attorneys for First American Title Insurance Company, Lawyers Title Insurance Corporation, and other title insurance companies.
Financing
We provide advice to numerous banks and other financing institutions on all issues related to real estate financing.
Development
We assist developers in the establishment and management of their operating entities and the acquisition, financing, permitting, management and sale of a wide variety of commercial, residential, condominium, office, and telecommunications projects.
Permitting
We can assist in obtaining all necessary state and local land use permits for any real estate project. We regularly represent land owners, developers, municipalities, and neighbors in land use matters before local planning and zoning boards, Act 250 commissions, the Environmental Court, and the Vermont Supreme Court.
Leasing
We represent both landlords and tenants in negotiating and preparing a wide range of leases, including retail, office, commercial, and residential properties.
Condominiums and Communities
We can prepare the documentation to create condominiums and common ownership communities. We represent numerous homeowner associations.
Foreclosures and Workouts
We represent lenders and borrowers in the foreclosure, management, and resale of distressed properties.
Condemnation
We represent landowners and municipalities in a variety of condemnation projects, including appeals of necessity and damage awards.
Conservation
We have worked frequently with land owners, land trusts, and conservation organizations to transfer development rights and create conservation easements.

We have significant experience in all aspects of pollution and environmental law, including environmental due diligence, permitting, compliance, clean-up, liability, and redevelopment issues under CERCLA and other state and federal environmental laws, insurance coverage for pollution claims, and common law nuisance claims.
